Office leak detection in West Midlands

An office survey before handover needs a clear record of the areas tested and the limits of the result. ADI investigates offices across Birmingham, Coventry, Solihull and the Black Country. The Birmingham case below checked a roof above stripped offices: no ingress appeared during the recorded tests, and continued monitoring was recommended.

Birmingham: roof testing before an office handover

Water sprayed onto a roof junction during the Birmingham office investigation
Original ADI job photograph: controlled water testing above the Birmingham offices.

ADI inspected a roof above offices that had been stripped back before handover. The client wanted the roof checked for water ingress. Initial inspection and thermal imaging found no internal water damage or saturation pattern.

The engineer flood-tested the roof, flashing, external walls, pillars and three rainwater outlets, and used dye on the floor of the area above. After around ninety minutes, no ingress or thermal saturation was recorded in the offices.

The report described the tested roof as watertight at that time and recommended continued monitoring of the ceiling for water or dye. No leak was found or repaired; this result does not guarantee future performance.

Leak detection services for offices in West Midlands

Six parts of an office building that leak in their own way. Every survey starts non-invasive, and pipework and drainage leaks can be quoted for repair.

  • Flat roofs, terraces and plant decks

Record rain-related staining and arrange safe access. ADI investigates the source; roof repairs require a roofer.

    How it is investigated
  • Water mains, car park supplies and underground pipes

Provide meter readings and identify shared users, external pipe routes and accessible isolation points.

    How it is investigated
  • Washrooms, kitchens and tea points

Note the fitting used before water appears and arrange access to the rooms above and below.

    How it is investigated
  • Heating, cooling and hot water

Share pressurisation records and plant details. Agree which circuits can be isolated without disrupting essential services.

    How it is investigated
  • Risers, ceiling voids and raised floors

Arrange access through the building manager and identify any work areas or services affected by testing.

    How it is investigated
  • Drains, basements and lower floors

Provide drainage records and available inspection points; basement damp may need several possible sources checked.

Test the suspected system

Temperature and moisture patterns guide further checks; they do not prove a source on their own. Suitable pipework may be tested with pressure, acoustic or tracer-gas methods. Access and isolation are agreed with the building contact.

  • Initial inspection

The exposed office area and rainwater outlets were inspected before controlled testing began.

  • Flood and dye tests

Water was applied to specified roof details and dye to the area above. No ingress appeared during the recorded test period.

  • Thermal comparison

Thermal checks before and after testing found no saturation pattern. Continued monitoring was still recommended.

Office buildings we work in across West Midlands

The kind of building changes who needs to be involved and how the leak is traced.

  • Multi-let office buildings

Several companies on one supply, with the landlord or managing agent responsible for shared pipework. Access to other floors is planned before the visit.

  • Business park offices

Low-rise buildings round a shared car park, where the incoming main can run a long way under tarmac before it reaches the plant room.

  • Serviced and co-working offices

Busy kitchens, showers and washrooms on every floor, and members who need the space open while the survey happens.

  • Offices above shops

Mixed-use buildings where water from an upstairs washroom can show up in the shop below, or the other way round.

  • Older and converted buildings

Pipes buried in floors and walls through years of refits, where finding the leak first saves opening up finishes that are costly to replace.

  • Company headquarters

Larger buildings with plant rooms, risers and roof plant, and a facilities team who needs a report the insurer and the board can both use.

Office leak detection questions in West Midlands

Does this cover the county or the wider West Midlands region?

The West Midlands county comprises Birmingham, Coventry, Dudley, Sandwell, Solihull, Walsall and Wolverhampton. It is distinct from the wider West Midlands region. Provide the property postcode to confirm survey arrangements and availability.

Does a passed roof test guarantee the building will stay dry?

No. The Birmingham result applies to the areas and conditions tested at that visit. The report recommended continued monitoring, and it did not establish performance under every future weather condition.

What access is useful before handover?

Discuss access to the affected office, roof areas, rainwater outlets and ceiling voids. Supply drawings and the precise scope requiring investigation, especially where finishes or services are still being installed.

What information is needed for a survey quote?

Provide the full postcode, property type, symptoms, previous investigations and access restrictions. Confirm the nominated site contact and who can authorise work. The office will discuss the scope, quote and current availability.

What if the leak is coming from another tenant or the floor above?

In a shared building it often is. Water travels through ceiling voids and risers, so the stain in your office can start in a washroom upstairs, a neighbouring unit or the landlord's pipework. The engineer needs access to those areas too, so let the landlord or managing agent know before the visit. The report says where the leak actually is, with photographs, which gives everyone the same facts when working out who arranges the repair.
