Office Leak Detection, a specialist service from ADI Leak Detection. ADI’s office takes the call, an ADI engineer carries out the survey, and the report and invoice both come from ADI.
Who you are dealing with
ADI Leak Detection began in 2011, set up by its founder Adrian at a time when most leaks were found by opening up floors and walls. He adopted non-invasive detection early and took the company from local to national. When Adrian died, ADI Leak Solutions Ltd was formed so the business could carry on under the same name and principles. Managing director Monique Dray, with the company for over ten years, leads it today.
The engineering team numbers more than twenty-five leak investigators across England, Scotland and Wales, backed by an office in High Wycombe that books visits, plans the schedule, issues reports and answers questions from building managers. According to ADI, every engineer is a qualified, registered plumber. General plumbing, roofs and building fabric are outside what it repairs.

Why office buildings get their own name
An office is not a big house. Its pipes are hidden above ceiling grids and inside risers, its washrooms are stacked floor on floor, the roof is covered in plant, and there may be three other tenants on the same water supply. The questions a building or facilities manager asks are different from a homeowner's: who signs the engineer in, which floors lose water during the test, will the landlord or the insurer accept the report, can you do our other buildings.
Office Leak Detection puts the answers to those questions in one place for building and facilities teams. The survey, the engineers and the booking terms are all ADI’s.
Accreditations, insurance and coverage
The paperwork a landlord, managing agent or facilities team normally wants to see, as ADI publishes it.
- CIPHE
- Chartered Institute of Plumbing and Heating Engineering accreditation. ADI describes itself as one of the only accredited water leak detection specialists in the UK.
- WIAPS
- Water Industry Approved Plumbers Scheme registration, so plumbing work is carried out to the Water Fittings Regulations.
- WaterSafe
- An approved contractor on the WaterSafe national register.
- SPATA
- An approved contractor of the Swimming Pool and Allied Trades Association.
- CSCS
- Engineers hold Construction Skills Certification Scheme cards for buildings that are also construction sites.
- Insurance
- £5 million public liability insurance. A risk assessment and method statement arrive before any commercial work begins.
- Coverage
- England, Scotland and Wales. Engineers are based in the regions, so quote the postcode when you call.
- Office hours
- Monday to Friday, 7:30am to 6:30pm. The office records calls for quality and training.
Booking a survey for your building
The office asks which floors and occupiers are affected, what has been noticed and how access works, then recommends an investigation, quotes it and books the engineer. They follow the job through the visit and send the report afterwards. If your landlord, managing agent, insurer or a contractor has a question about the findings, put them through to the office.
